1. De-Clutter is the number one priority:People make snap decisions in new situations. This is especially true during a showing of a home they are considering. In preparing your home for the market, we need to put this trait of human nature to work for us. Your home needs to make an impression such that the snap judgments are favourable. During the viewings people will make judgments about your home as they view it through the “lens” formed in that first 15 seconds.
  2. Professional clean:Carry out a deep professional clean of your property, we can assist in arranging this  if it helps. This will include-
    • Wash windows inside and out.
    • Rent a pressure washer and spray down sidewalks and exterior.
    • Clean out cobwebs.
    • Clean the grout around baths, showers and sinks.
    • Polish chrome faucets and mirrors.
    • Clean out the refrigerator, clean kitchen appliances.
    • Wax floors.
    • Dust furniture, ceiling fan blades and light fixtures.
    • Replace worn rugs.
    • Hang up fresh towels.
  3. Décor:Décor should be light and neutral. The chosen colours may not necessarily be to your own taste, but they will appeal to the broadest range of people. The fixtures and fittings should complement the style and standard of your property, as tired and dated properties will attract a lower quality tenant.
  4. Property maintenance:Carry out any minor maintenance on your property, again we can assist with this if it helps-
    • Replace broken light bulbs
    • Fix leaky taps
    • Fix doors and drawers that don’t open or close properly
    • Repair cracks in the walls
    • Touch up paint and repaint altogether where necessary (in a neutral colour)
    • Hang up fresh towels in the bathroom
    • Eradicate odours – particularly those from cigarette smoke, mildew and pets.
    • Replace cushion covers, bedspreads and curtains that are worn or have garish colours and patterns
    • Get a new shower curtain and bathmat (again, choose neutral shades)
  5. Pets:If you have a pet it is best to remove them for viewings, if you can take them out or have a friend or neighbour look after them when viewings are scheduled.
  6. Ambience:The smell of a property can instantly attract or be a deterrent. Create a warm welcoming atmosphere-
    • Avoid cooking food with strong smells
    • Not everyone is an animal lover – clean out your pets litter tray or feeding bowl
    • Open curtains to allow as much natural light in as possible
    • Open doors and windows to allow fresh air into your property
